How to generate and send a lien waiver through zlien

Exchange Waivers


If you’re starting from the project page, you can generate a lien waiver by clicking the green + button in the top right corner of the project page and choosing “Start Document/Waiver.” Alternatively, you can also initiate a waiver for any invoice tracked on the Financials tab of the project page.

If you are anywhere else in the app, the quickest way to generate a new waiver is to hover over the Start button in the blue menu on the left side of the platform, choose Document/Lien Waiver, then select Create Lien Waiver (not Request).

Next select which type of waiver you need. Click Next once you have made your selections.

Typically, conditional lien waivers are exchanged prior to payment as insurance against double-payment. Unconditional lien waivers are exchanged after payment has been made, to close out the transaction. If you are generating a waiver for an invoice that hasn’t been paid yet, zlien will recommend you generate a conditional lien waiver. If you are generating a waiver for an invoice that has been paid, zlien will recommend you generate an unconditional lien waiver.

On the next step, a preview of the lien waiver will generate. The zlien standard form will be used by default. If you are working in one of the 12 states with statutory waiver forms, zlien will provide the statutorily required lien waiver by default.

If you want to use a custom waiver form you’ve created, choose own your template from the dropdown menu. You can also check off the box to include notary acknowledgement if required.

On the right, fill in the applicable data fields.

Select how you would like to sign your waiver, whether you would like to apply an electronic signature, download and sign the document, or save it as a Draft. Select who should receive the lien waiver by email, then click Create Document.

Helpful Hint: If your waiver needs to be notarized, you will be prompted to print the document, notarize it offline, and upload the document back to zlien to be sent and tracked electronically.
