About Missouri Final Unconditional Lien Waiver for Residential Property Form

The MO final unconditional waiver for residential real property (also called a final unconditional lien release) should be used when the final payment for a residential project has been made and received by the party that furnished labor or materials. Signing this waiver signifies that payment has been received and no further payments are expected following the payment described in the waiver.

Because this MO lien waiver form is unconditional, it should only be used when payment has actually been received. If payment has not been received, if the check hasn’t yet cleared the bank, or if there is some other reason why payment might ultimately fail, this waiver should not be furnished. If this is the case, signing a “conditional” waiver is a safer option.

MO is one of 12 states that has a statutory requirement for specific language to be included in the lien waiver. If you are furnishing materials, labor or services in MO, make sure you are using the correct form. Levelset’s free template is in compliance with what is statutorily required. There is no room for debate about the contents of the lien waiver document because the state legislatures typically render any non-statutory lien waiver forms as completely null and void.

Complete the form on the right to download your free MO template that can be filled out with a PDF editor or by hand after printing. Use this template to easily send a final unconditional lien release in a residential construction project in MO.
