What does it mean to be licensed in the state of Virginia in order to file a mechanics lien?

What does it mean to be licensed in the state of Virginia in order to file a mechanics lien? I don't know what that means to be licensed. How do we become one if we are not? We are only a material supplier. We're not providing any services in VA. Why do we need to be licensed?

Good question! In Virginia, like many other states, unlicensed parties are not entitled to mechanics lien rights if licensure is required for the type of work they're performing. But, if there are no licensure requirements for the type of work being furnished to the project, then licensure is not required. In fact, in Virginia, the mechanics lien forms go so far as to require licensure information, but with the caveat "(if applicable)". So, in a situation where licensure is not required, Virginia lien claimants need not be licensed in order to successfully pursue a mechanics lien claim.
