New Jersey Construction Lien
When unpaid on a private construction project, a party can file a Construction Lien against the property in New Jersey.
New Jersey Notice of Unpaid Balance and Right to File Lien
If you not wish to file a mechanics lien but wants to protect your lien priority in the event the property owner sells the premises, you may file a “Notice of Unpaid Balance and Right to File Lien.” This is not a lien, but it does offer you some protections in the event the property is sold or transferred after this form is filed. This is not a substitute for a mechanics lien.
New Jersey Mechanics Lien / Bond Claim
When working on a state project, claimants may file a Municipal Mechanics Lien against the project at any time before the expiration of 60 days from when the whole work performed by the public agency’s contractor is completed or accepted. A lawsuit to foreclose the lien must be filed by this same deadline.
New Jersey Public Subcontractor Notice
Subcontractors on a state project must provide written notice within 20 days of first furnishing labor and/or materials to the site.
New Jersey Mechanics Lien Release
A lien may be released because the debt has been paid, because it has expired, or for other reasons.
New Jersey Release of Unpaid Balance Notice
After receipt of a payment or for other reasons, a claimant can release a previously filed or delivered Notice of Unpaid Balance and Right to Lien.
