Maine Claim on State Bond

On state projects, a claimant may protect its right to payment by filing a claim against the prime contractor’s bond by delivering notice of said claim.

Maine Notice of Intent to Lien

Sending a Notice of Intent to Lien is not required in Maine.  However, any party owed money on the project can deliver one of these notices, which advises that a lien will be filed if payment is not made within ten days.   This notice does not extend the lien period.

Maine Notice of Lien

When unpaid on a construction project in Maine, parties who provided labor and/or materials may file a Notice of Lien against the property within 90 days from last furnishing labor and/or materials to the project.

Maine Notice to Owner

While not required in Maine, those who do not contract with the Owner may deliver a Notice to Owner to the property owner.   On residential projects, this is beneficial because residential owners will not be required to pay liens if they have already paid the general contractor (and did not receive a notice to owner).  On other project types, it may aid the subcontractor in proving that the owner knew about the work being performed, which is required to file a lien.

Maine Mechanics Lien Release

After receiving payment on a lien claim, or for other reasons, a claimant may cancel its liens claim.
