Indiana Mechanics Lien

When unpaid on a construction project in Indiana, a claimant may file a mechanic lien against the property securing its right to payment.   This product includes the preparation and filing of your mechanics lien.   Indiana requires the claimant’s actual signature, and accordingly, the document will be delivered to you for signature.  However, all filing and delivery fees are included in the flat price.

Indiana Notice of Personal Liability

Anyone who has not contracted with the owner may deliver this Notice of Personal Liability to the property owner, notifying him/her that he/she will be personally liable for the claimant’s claim.   The notice may be delivered at anytime, but is only effective against money not yet paid to the general contractor.

Indiana Pre-Lien Notice to Owner

When performing work on an owner-occupied residential project, those who did not contract with the owner must deliver a Pre-Lien Notice to Owner of Mechanic Lien Rights to the property owner.   When the work is on new construction (versus renovation/repair), the notice must also be recorded with the county.

Indiana Mechanics Lien Release

When payment is received on a claim, or for other reasons, a claimant may release its mechanics lien with the county recorder’s office.
