Those who provide labor and/or materials to a construction project may be entitled to file a mechanics lien against the property if unpaid.

Illinois Notice of Intent to Lien

To preserve the right to lien, anyone who did not contract with the property owner in Illinois must deliver a Notice of Intent to Lien within 90 days of last furnishing labor and/or materials to a project.

Illinois Mechanics Lien Release

After payment of a claim is made, the lien should be released with the recorder.   A lien can be canceled for other reasons as well.   In Illinois, if a lien is expired or satisfied, the lien claimant may be liable for the attorneys fees of any party in having the lien released, if the claimant does not so arrange for the release.
