Connecticut Certificate of Mechanics Lien
When unpaid on a construction project, parties who performed work on the project may file a mechanics lien. In Connecticut, the lien must be filed with the town clerk AND served on the property owner.
Connecticut Contractor Affidavit
Before commencement of the work, or within 15 days of commencement, the general contractor may file an Affidavit with the town clerk. The filing of this document protects the general contractor from liens filed on the project, by requiring any subcontractors or suppliers to serve upon it the Notice of Intent to Claim Lien that it must serve on the owner prior to filing a lien.
Connecticut Notice of Intent to Lien
Parties other than the general contractor must serve a Notice of Intent to Claim Mechanics Lien within the same period as filing the Certificate of Lien, and this must be served on the property owner. If the GC filed an affidavit with the clerk at the beginning of work, it must also be served on the general contractor.
Connecticut Mechanics Lien Release
After receipt of payment for a lien claim, or for other reasons, the claimant may file to have a mechanics lien canceled with the town clerk’s records.
