Texas Mechanics Lien: Is It Due Tomorrow? Same Day Filing Available

Texas Mechanics Lien: Is It Due Tomorrow? Same Day Filing AvailableGetting a mechanics lien filed on or before the 15th day of a calendar month is critical in Texas, and if you’re right up against the deadline, you can use Zlien to file your mechanics lien electronically to make certain it gets filed on time. Since Zlien is an authorized e-submitter to most Texas counties, mechanic liens ordered early enough in the day can be filed on the same day as they are ordered.

In the Texas mechanics lien universe, the 15th of the each month is very important.  Nearly every mechanics lien and construction notice deadline falls on the 15th of the month. Accordingly, business owners, controllers and debt collectors find themselves going through outstanding receivables and making mechanics lien, bond claim and preliminary notice decisions about this time of the month.

Primarily, it’s important to understand when exactly the mechanics lien deadline will expire. Sure, it will expire on the 15th calendar day of a month…but which month?  The mechanics lien statutes are written with confusing language in Texas, and we created a deadline chart for Texas contractors a long time ago. View the Texas Mechanic Lien & Bond Claim Deadline Chart.

It’s May 15th tomorrow.  Therefore, if you last furnished work on a residential or state project in February 2012, you must file your mechanics lien by tomorrow.  On non-residential projects (i.e. commercial projects), you must file your mechanics lien by tomorrow if you last furnished in January 2012.

If you’re up against this deadline…can you get it filed today, or at least before the deadline tomorrow?!

Zlien is an authorized submitter to electronically record mechanic liens in the following Texas counties: Bastrop, Bexar, Brazoria, Chambers, Collin, Dallas, Ector, Fort Bend, Galveston, Harris, Harrison, Hays, Henderson, Hood, Hunt, Jefferson, Johnson, Kaufman, Kerr, Medina, Montgomery, Nueces, Parker, Smith, Tarrant, Taylor, Tom Green, Travis, Webb & Williamson Counties.

If you’ve furnished labor or materials to any of these counties and need to file a mechanics lien, Zlien offers same day and next day electronic recording of your mechanics lien document.
